Completing two residential appraisals per day may be easy for some, but daunting for others. If you’re in the latter group, don’t worry – we’ll walk you through how you can do this and earn $16,000 per month as a residential appraiser even without hiring an assistant.

First, let’s start off with some numbers.

Create templates and standard texts

One of the easiest time savers is to create templates for the various report types you may need. The most obvious is for each different type of report, such as the 1004, 1073, 1025 and 2055, which you most likely already have. But beyond this, it can be extremely helpful to have templates for specific AMCs that contain their particular requirements, especially certain information they require for particular sections, much of which will appear in the addenda. By having an organized database of templates, you can save time from having to go through past reports to find the information you need to insert into your current report and/or having to merge multiple reports so that your current report has everything required.

Additionally, you most likely have various phrases or wordings that you use to describe frequent or common situations, such as describing the results of the market trend analysis, the treatment of certain specific location factors, how the subject’s unwarranted basement is treated and other common factors. You may be able to remember which report you last encountered a particular situation, but rather than having to remember or having to dig through that report to find the relevant information to copy over, it can be a huge time saver to have an organized table or list containing each particular situation and the specific information you would include in the report for such a situation.

Minimize your driving time

Driving to the property is unavoidable, and of course we’re not encouraging you to speed just to spend less time driving! But we are strong proponents of using your time efficiently. The best way to minimize your driving time is to not only schedule property inspections that are close to each other, but to schedule as many of them as you can in one day for each relative location.

Scheduling properties that are close together allows you to get more inspections completed in one day. If Property A is a 30 minute drive from your home, and Property B is also a 30 minute drive from your home, you may assume that it would take a total commute of two hours to complete both property inspections – and that’s correct if you’ve scheduled the properties for two separate days.

But what if Property A and Property B are only five minutes apart? By scheduling the two inspections for the same day, you’ll be able to save one hour of driving time.

The effects of this multiply the more nearby properties you schedule together in one day. If you’re aiming for two appraisals per day, or 10 per week, try to schedule as many as you can in one day for a certain vicinity, rather than having to go back to that area another day to complete the remaining inspections in that vicinity. This will limit the number of days you have to spend doing inspections (assuming the borrowers’/homeowners’ schedules comply!).

In addition, by creating your schedule this way, you’ll be able to fully focus certain days on inspections, and then fully focus your other days on completing the reports. By separating the tasks by the day, you’ll be able to be more productive and efficient with your work. The reason for this is due to the huge toll on your brain associated with switching between tasks.
